Ridge Flats was conceived as a mixed-use development with ground floor covered parking and neighborhood scale retail and 147 market-rate rental apartments above. The design utilizes a green roof at the second floor to function as the residential ground plane and exterior private green space while managing all of the project’s storm water.

The project was detailed to meet the rigid Passive House Standard and to be manufactured modularly using wood frame construction over a site-built non-combustible ground floor podium. Due to limited capabilities and limited finish options from the wood frame modular manufacturers, more of the construction tasks were pushed to the site construction activities making the overall project financially infeasible.
